No Tax Returns Needed to Qualify

This is an excellent option for an investor looking to finance a home, condo, or condotel in Hawaii or California, and does not require the applicant to be employed. This program is ideal for the investor who wants to use cash flow from the subject property as a means for qualifying – this includes daily rental income from a condotel, VRBO, Airbnb, etc. That cash flow can also be used in combination with any of the acceptable income sources from any of our Alternative Document or Non-QM loan programs to qualify.

For example: The lowest rate will be based on cash flow = 150% of the total debt service of the subject property (principal, interest, taxes, insurance, and HOA) which = 1.5:1 ratio. The next best rate is 1.1:1 and finally ≤0.75:1
