FHA purchase loan rate is based on 3.5% down with a 740 FICO score and a 30 day rate lock. The FHA Loan has a one-time upfront mortgage insurance premium at 1.75% of the base loan amount that can be financed and added to the base loan amount, increasing the total financed loan amount. VA purchase loan rate is based on 0% down with a 740 FICO score and a 30 day rate lock. APR includes a 3.60% VA funding fee. VA loans do not require Private Mortgage Insurance. VA loans are a benefit of military service and only available for qualified veterans, surviving spouses and active-duty military.
