Your Pacific Home Loans loan officer will thoroughly review your application and utilize our Automated Underwriting System to assess your eligibility for a limited document loan. With this streamlined process, it's possible for you to qualify with just a photo ID, a pay stub, and a bank statement.

Below are standard checklists outlining the supporting documents most frequently required for full document, self-employed, and Canadian borrower loan applications.

Standard Full Document Pre-Approval Checklist

The following is a standard, full document loan, document checklist to give you an idea of the items your loan officer may request from you.

  • 2 forms of government-issued id (driver’s license, passport, social security card, etc.)

  • 2 years most recently-filed W-2s and/or 1099s

  • 2 years most recently-filed federal tax returns

  • Current paystubs to cover most recent 30-day period

  • Additional income source documentation: social security, pension, interest/dividend, child support, alimony, etc.

  • If divorced, please provide all pages of the divorce decree

  • Current mortgage statements for all financed properties owned

  • If taxes and insurance for properties owned are not impounded, please provide copy of tax and insurance bill(s)

  • Rental agreements for all investment properties not listed on schedule “E” of tax return

  • 2 months most recent and consecutive bank statements (all pages)

  • 2 months most recent and consecutive statements for all other asset accounts, i.e. brokerage, stocks, bonds, 401K, IRA, miscellaneous retirement accounts, etc. all pages)

Additional Documents for Self-Employed Borrowers: (as applicable)
  • 2 years most recently-filed corporate, partnership or business tax returns for all businesses in which you hold more than 25% ownership interest

  • Year-to-date profit and loss statement and balance sheet for all businesses owned

  • Current business license or letter from accountant to validate minimum 2 years self-employment

Canadian Document Pre-Approval Checklist

The following is a standard, full document, foreign national loan, document checklist to give you an idea of the items your loan officer may request from you.

  • 2 years most recently-filed T-1 General federal tax returns

  • Current paystubs to cover most recent 30-day period and showing year-to-date pay information

  • Additional income source documentation: CPP, pension, interest/dividend, child support, alimony, etc.

  • If divorced, please provide all pages of the divorce decree

  • Current mortgage statements for all financed residential properties owned (should include the current balance owing and monthly payment)

  • Copies of property tax, home insurance bill(s), and strata/HOA bill(s) as applicable for all residential properties owned

  • Rental agreements for all residential investment properties owned

  • 2 months most recent and consecutive bank statements (all pages, the "statement" should include the financial institution information, account holder information, complete account number, and transaction history to comply with US verification of funds laws and compliance requirements)

  • 2 months most recent and consecutive statements for all other asset accounts, i.e. brokerage, stocks, bonds, 401K, IRA, miscellaneous retirement accounts, etc. (all pages)
