For many first-time buyer programs, completion of an approved counseling course is a formal eligibility requirement. In all cases, it is sound preparation.

What to Expect from
the Counseling Process

Approved homebuyer education courses are designed to be accessible and manageable alongside a buyer’s existing schedule. The following general parameters apply, though specifics vary by platform:

Format and Accessibility
Courses are delivered online and are accessible via computer, tablet, or smartphone. Most platforms allow borrowers to complete the material in sections and return to their progress between sessions.

Time Commitment
The approximate completion time varies by platform and the depth of the curriculum, but most approved courses are designed to be completed within a few hours of total engagement.

Certificate of Completion
Upon successful completion, borrowers receive a certificate that satisfies the education requirement for applicable loan programs. This certificate should be retained and provided to the loan officer as part of the program eligibility documentation.

Timing Relative to Loan Application
Borrowers are encouraged to complete their homebuyer education course early in the process – ideally prior to or concurrent with the pre-approval phase. Completing the requirement after a purchase contract is signed introduces unnecessary time pressure and the potential for delays.

However, Pacific Home Loans encourages all first-time buyers to engage with approved education resources regardless of program requirement, as the preparation it provides is broadly applicable.
